Frequently Asked Finance Questions

Do I own my individual lot?

Yes, each lot at Hilltop Grove Estate is sold individually and constitutes its own freehold strata title. It becomes the property of the purchaser at settlement.

What happens if I want to sell my lot?

There are no restrictions on the sale of lots and no deferred fees or exit fees.

How will the estate be managed?

Owners will be part of the Management Body and will appoint a Strata Manager to ensure ongoing management of the estate, maintenance of common areas and the provision of services.

What costs will there be?

Strata fees will be levied quarterly to cover the costs for the common areas of the estate including the Community Centre. The budget will be set by the owners through the Management Body and managed by the Strata Manager.

What house can I build? Are there any restrictions on design?

You can choose any house design or builder as long as it complies with the Management Statement and any council requirements.

Are fire safety precautions necessary?

Homeowners do not need to undertake firebreak clearing on their individual lots. The Estate’s design provides a six-metre perimeter road to act as a low maintenance fire break around the estate as a whole. In addition, the Community Centre provides a ‘safe haven’ in the event of a fire. Fire safety for the Estate is managed on behalf of the owners by the Strata Manager.

What about my privacy?

One of the key elements of the Hilltop Estate is the ability to maintain privacy. Each home is on its own lot and the design ensures as much space as possible between the houses. Non-intrusive environmental fencing promotes privacy as does the estate’s layout, which ensures that houses do not overlook each other.

Can I have a workshop?

Yes, workshops can be built on individual lots. In addition, there is also a craft room provided in the Community Centre.

Can I have a pet?

Yes, pets are allowed, but of course they should not cause a nuisance to other lot owners. The Management Body determines the type and number of pets allowed.

What are the fencing requirements?

Visually permeable fencing and a gate is provided along the back boundary of each lot. Fencing between blocks is the responsibility of the purchaser and must comply with the Fencing Guidelines.

Is the estate on the mains water supply?

The estate is on mains water and is deep sewered. In addition, to compensate for Mundaring’s low water pressure, a massive communal water tank has been installed to ensure there is always abundant water pressure, including during peak load times. Slim line water tanks are allowed and are recommended for usage in your personal gardens. In keeping with the environmentally friendly design of the estate, a state of the art water recycling system has been installed for common area garden reticulation.
